Tenant and landlord obligations
Here are some of the main obligations tenants and landlords have after signing a lease agreement, as stated by the Régie du logement:
During the lease, a tenant must:
- pay the full rent on the agreed date;
- keep the unit clean and in good condition, respecting the rules concerning safety and sanitation;
- not change the form of the apartment, including the locks;
- make minor repairs if necessary;
- allow the landlord to check the condition of the unit on occasion, and to allow the landlord to show the apartment to prospective tenants;
- not cause any disturbances for the other tenants;
- inform the landlord about any major problems as soon as possible
The landlord must:
- deliver the leased unit to the tenant in a good, clean, and livable condition on the agreed date;
- allow the tenant peaceful enjoyment of the leased property;
- maintain the property throughout the term of the lease, including all repairs except those that are assumed by the
tenant;
- respect all laws regarding safety, sanitation, maintenance, and habitability of the unit and entire building;
- make sure the building is not over-occupied
- not change the form of the dwelling
